Enjoy this split-level duplex for a family trip or a business trip and have space to come together but also to be separate. Each floor has 2 bedrooms, 1 bath and 2 daybeds, completely self-contained with separate entrances, kitchens and laundry. Tucked into the end of a quiet cul-de-sac yet minutes from all the great restaurants, bars and shops that Silver Lake has to offer. Relax with your morning coffee and read the paper looking out at the trees or spend time in the large back yard!

Central heat and air conditioning with Nest wireless control upstairs. You can adjust thermostat between 68-72°. If that range doesn't work for you just let me know. The living room and bedrooms all have ceiling fans for additional comfort. Mini-split controlled by remote downstairs.

The living area can function as a workspace with desk, a lounge area with tv or be used for overnight guests as needed. Simply remove the back cushions on the day beds and they become 2 twin beds with all necessary sheets, pillows, comforters, etc.

Beds are brand new non-toxic Tuft & Needle, super-comfy mattresses which use a proprietary adaptive foam that has similar pressure relief to memory foam but without the drawbacks of excessive heat and insufficient support. They were one of the first 'mattresses in a box' to be tested by CertiPUR-US and has been certified by UL GREENGUARD Gold Certification and OEKO-TEX that the mattress is free from 'ozone depleters, PBDE flame retardants, heavy metals, formaldehyde, phthalates, and low VOC (Volatile Organic Compound) emissions for indoor air quality (less than 0.5 parts per million).'

Organic cotton sheets, 100% cotton duvets, down-alternative, hypoallergenic comforters and pillows, and plenty of fresh white towels.

Upstairs kitchen has fridge w/ice maker, gas stove, dishwasher & garbage disposal. It's fully stocked with dishes, glasses, pots and pans.

Closets are empty for your use with plenty of room and hangers. Empty suitcases can fit in the back of the closet or under the beds which have a 14" clearance.

Large back yard, completely fenced in, with many different types of trees and areas to sit and enjoy.

Parking is street parking. Because we are at the end of a cul-de-sac it is unusual to have trouble finding spots right in front and no alternate side cleaning days to worry about having to move your car. Please be sure to respect neighbors and pay attention to the no parking signs!

This is the upper level of a split-level duplex that is totally self contained with its own separate entry. The large backyard is shared with the lower unit that has their own private deck.

*Note that while there are no stairs to get into the house itself, the back yard is 2 flights down.

Silver Lake is one the great neighborhoods in L.A. Right down the hill are many fine restaurants, bars, shops and cafés including Moby's new vegan restaurant Little Pine, Edendale, Blair's, Broome St for coffee and the newly opened Wolf down. Take a yoga class at Silver Lake Yoga or The Raven (also a spa that offers an infra-red sauna with eucalyptus steam shower and Thai massage) or head to Pilates Silver Lake.

Continuing in that direction around to Hyperion is Trader Joe's, the newly upgraded Gelson's, and Say Cheese for provisions, and restaurants such as Hyperion Public, Southpaw, Tomato Pie Pizza Joint, the festive Casita Del Campo for Mexican food and excellent margharitas. Don't miss dollar oyster night at Barbrix on monday nights!

Heading to the right once down the hill you have the new Whole Foods 365 with plentiful produce and lower prices, By Chloe vegan café, Silverlake Coffee, or Gingergrass to pick from. Also Still Yoga which has an amazing restorative class on Sunday nights.

The Silver Lake farmer's market is every Saturday morning and Tuesday afternoon. Also nearby is the Atwater Farmer's Market on Sundays (10am-2pm) and the Echo Park Farmer's Market on Fridays.

Head down to the SL Reservoir and walk or jog around the path, hit the dog park - separate fenced in area for small dogs - or relax in the meadow. Nearby is also the LA River and Griffith Park.

Silver Lake is home to 53 Historic Stairways. The Ivan Hill Glendale stairs a few houses down lead you right down to Glendale Blvd. Cross the street for breakfast at Modern Eats coffee shop, turn right to walk a couple blocks to 365 Whole Foods and take a Lyft back with groceries or turn left to head to yoga or pilates.

Lyft is a great way to get around. If you select Lyftline you may end up sharing the ride (in my experience very rarely) but the price is lower.

Downtown is 10 minutes away by car and you are near the 2 and 5 freeways and the 101 is close as well.

The property has a walkability score of 69, a transit score of 42 and a bikeable score of 46.

House Rules in Summary: -Guest who is booking is responsible to make sure all other guests are aware of the house rules -Self check-in is from 4pm on and check out by 11am. Will be flexible when possible. -Keyless entry with keypad. -All guests must be registered and only registered guests may reside at the property. Because of occupancy rules if you are planning on having visitors we need to discuss ahead of time. -Additional guests over 8 are $30/nt per guest. -Stays 31 days and over will pay an addtl $160 every 2 weeks for cleaning. -No smoking inside or outside the house or open flame of any kind due to being in a very high fire risk area. City fines are $1,000 for violations and guest will be responsible for any fines. -Property has an outdoor security camera at the street entrance and at the downstairs entrance. -Parking is street parking only but house is on a cul-de-sac so not typically a problem. -Lock windows and doors when leaving and turn off heat or AC -Guest will give Owner prompt notice if anything is wrong or not working properly. -This is a non-toxic house. Owner will supply all cleaning products. -Well-behaved pets are welcome pending prior approval and an additional $20/nt pet fee up to $100. -Guest responsible for any damage other than from reasonable wear and tear. -Any excess garbage or cleaning required at departure will be the responsibility of the guest. -Please do not rearrange furniture. -Not suitable for parties or events. -No amplified music outdoors and no noise after 10pm. -No roof access -Shall be used as a temporary residence only. No commercial or illegal activities. -No weapons, explosive and easily flammable material, no open flame or fireworks. -If Guest needs to bring more than 2-3 suitcases must be agreed to in advance in writing. -Please do not remove any items from the house -Guest will sign a copy of the House Rules before arrival. House Rules: Check in time is from 4pm on and check out time is by 11am. Owner will do their best to accommodate different arrangements based upon next guest’s arrival. Arrangements can be made for luggage to be dropped off earlier or picked up later. Parking is street parking but because it is a cul-de-sac it is unusual to have trouble finding a spot right out front. Also there is no alternate side of the street parking to worry about. Please double check that doors lock after you when you are home or when you are out. The guest shall reside in the premises only as a temporary residence and shall not use the premises for any commercial, illegal, nuisance, or dangerous activity. No parties or events and no excessive comings and goings of visitors. Guest may bring a couple of suitcases each but will not move in possessions such as furniture or boxes to store temporarily. Only the names listed as registered Guests are entitled to reside in the house. Because of occupancy rules if you are planning on having visitors we need to discuss ahead of time. Any changes must be requested in writing in advance via the Airbnb messaging platform. Additional guests over 8 will be charged $30/nt per guest. Please do not allow strangers to enter and no friends of Guest may be left alone in the house without a registered guest present. Guest must not assign all or part of this lease or sublet all or part of the House or permit any other person to use the House. Stays over 30 days will pay an additional $80 every 2 weeks for cleaning. There is an outdoor security camera to monitor the property. Be sure to also lock any ground level windows when leaving, switch off lights and the heat or AC. You can adjust the Nest thermostat upstairs within the range of 68-72. Contact me if that range doesn’t work for you. Guest is responsible for payment based on the length of time authorized in this agreement or for the period in which the guest is in occupancy, whichever is longer. Any damage, loss or injury (other than from reasonable wear and tear) to the premises or property therein will be charged to guest. If the premises are not vacated and left in ‘broom clean’ condition or if excess laundry, garbage, recycling, magazines, newspapers, shopping bags, boxes, debris, etc. is left behind, guest shall be charged an additional cleaning fee for the extra time involved. Please do not rearrange the furniture! If anything needs moving for a more comfortable stay, especially for longer stays, any changes must be agreed upon in advance in writing through the Airbnb messaging platform. Owner shall not be responsible for any injury, loss or damage to guest or guest's property or friends other than as a result of owner's gross negligence. Guest must give Owner prompt notice of fire, accident, damage or dangerous or defective condition. The guest agrees to be responsible for insuring his/her personal property, and Owner shall not be responsible for Guest's personal property. Pets are permitted if agreed upon in advance in writing. Owner’s dogs must be potty trained and quiet when left alone. Traveling can be stressful upon pets and if you have a dog that barks when you are gone it won’t work. Guest will be charged an additional $20/nt pet fee up to $100. No smoking anywhere inside the house or outside or open flame due to being in a very high fire risk area. This is a City ordinance and they will impose a $1,000 fine. Guest agrees to be responsible for any fines. No loud noise after 10pm. That is a city ordinance. No roof access allowed at any time. Guest will allow only non-toxic cleaners in the apartment and Owner will supply all products. If something isn’t working for you just let me know. Trash, Recycling and Yard Waste is picked up on Thursdays. Bringing in weapons, explosives and easily flammable material is not permitted. Because of the dense vegetation and low branches, any open flame or fireworks on the premises - either indoor or out - is not permitted. The use of equipment and appliances which are not an integral part of the house may be used only upon the written consent of the host. Do not remove appliances or any items (towels, covers, etc.) from the house. (ie. do not take the white towels to the pool or the beach, please). During reasonable hours, and upon at least 24 hours notice to the guest, owner or his agent shall have the right to enter the premises for the purpose of inspection or repair or to show it. Guest agrees that any violation of the terms of this agreement may result in charges or the immediate cancellation of the stay, forfeiture of monies paid and a loss of the deposit. If Guest fails to pay rent or violates any terms in this agreement, Owner may bring a court action to evict Guest and Guest agrees to waive any defenses to such action. Guest further agrees to pay any legal fees incurred by Owner as a result of Guest’s failure to follow the terms of this Agreement. Owner and Guest agree not to use their right to a Trial by Jury in any action or proceeding brought by either, against the other, for any matter concerning this Lease or the Apartment. This does not include actions for personal injury or property damage.
