Overview
This private one-bedroom, one-bath guest suite with it's own entrance is an easy walk to State Beach, Palisades Park, the Promenade and great restaurants. Walk, cycle or scoot via the beach path or Ocean Avenue to the Pier or Venice.

This clean, uncluttered, and private one-bedroom guest suite, suitable for one or two guests, also has a sitting room, breakfast bar and bath. Furnished in mid-century modern, it has wireless internet, Italian tile floors, bamboo cabinets and quartz countertops, refrigerator, microwave and a two burners, but no stove. The bedroom features a queen-sized bed with a firm 14" memory foam mattress. The separate entrance and Pella windows with between-the-glass pleated shades give guests total privacy. Beach towels are provided as is a Conair steamer and a small travel iron for business travelers and wedding guests.

There is an adjacent covered patio available to guests; however, the circular stairs, upper deck and steep hillside behind the house is off limits. To enjoy the gorgeous ocean views, take one of two public staircases to Adelaide Drive or walk to Palisades Park. There is a laundry room available for guests staying longer than a week to do one load of laundry. Please ask if you need to use it. There is no smoking anywhere on the premises, inside or outdoors.

The Pied-a-Terre is a private, self-contained guest suite. I look forward to welcoming my guests on arrival. After a brief orientation, you may not see me, as I maintain a busy schedule and value my privacy too, but I am available as needed. I'm happy to give you directions and suggestions for restaurants, hiking trails and other attractions and respond to your questions or concerns during your stay.

Santa Monica Canyon was once a bohemian enclave by the sea. There is a website called "In the Canyon" that gives more information about the neighborhood. It is convenient to all the attractions of Santa Monica, Pacific Palisades, and Venice: Montana Avenue, both Gettys, Malibu and the incredible hiking trails of the Santa Monica Mountains. Give the Santa Monica stairs a try, and walk or jog along the most beautiful street in Santa Monica, Adelaide Drive, to Palisades Park. Walk to beautiful little hidden Rustic Canyon Park. Some of the restaurants and bars located within a ten minute walk are Patrick's Roadhouse, Giorgio Baldi, Caffe Delfini, The Golden Bull, Tullula's, Shore Bar and Back on the Beach. Some of these (Giorgio Baldi, Patrick's) are celebrity magnets. I always recommend Tallula's for deliciousness and Back on the Beach for its beachfront ambiance.

There is unrestricted free parking nearby; however, you don't need a car to get around. There are many places, including the beach, pier and Montana Ave, that you can walk to. Plus, Uber/Lyft are at your service! Good news! You can now catch the Expo line train from Santa Monica to DTLA or transfer to the Red Line and get off on the Hollywood Walk of Fame or even better, the shuttle to the Observatory! You can now ping Uber and Lyft from LAX from the Departures level upstairs. You can also get from LAX to the Santa Monica Promenade or the Civic Center on the Santa Monica #3 Big Blue Bus. Then take Uber/Lyft or the #9 Big Blue Bus which stops 500 feet from the Pied-a-Terre. There are buses that leave from 2nd St in front of the hostel and on Ocean Avenue at Santa Monica Blvd to all the major Southern California tourist attractions and even as far as San Francisco, Grand Canyon and Vegas.
The area is popular with cyclists. Early in the morning around 6 am, large groups of cyclists in colorful jerseys glide silently downhill toward PCH. A bike share program sponsored by Hulu and the City of Santa Monica is available as well as several bicycle rental shops in the surrounding area. It is an easy walk to the two nearest bike share hubs. You can easily ride to Venice and back along Ocean Avenue or the beach bike path. For more information go to the City of Santa Monica website. If you want to bring your own bike, you can leave it securely on the covered patio. Bird Scooters are now a thing‐‐you'll see them whizzing around Santa Monica. They are gps enabled, so when you are finished riding you can leave them anywhere as long as they don't impede pedestrian access.

The area is a mecca for exercisers. Sometimes during the day parking can be impacted, but they come and go, so there is always parking available, just drive around the block. If you arrive after 4 pm, which is the official check-in time, you will find parking easily. Earlier than that, you are on your own. Do not arrive between 2:45 and 3:15 on a weekday as parking is always difficult. At night you can park in front of the house because the street is quiet and empty. Beach access is via two tunnels that go under PCH or the pedestrian bridge in Palisades Park at Montana Avenue. Do not run across PCH!
I do not have a TV as I don't watch it myself. Most of my guests are actively out and about. This is not the place for you if you need to watch TV during your stay.
Fyi Airbnb is now collecting from all guests the 14% Transient Occupancy Tax required by the city that hotels must pay. I'm sorry if it has made my listing seem more expensive, but I have no say in it whatsoever. The tax has been designated by the city for homeless housing and services.
Also note that the City of Santa Monica has extensive no smoking regulations:

About my cancellation policy: Although it is "strict" it is my personal policy to offer a refund for any days that I am able to re-book. The past year my booking rate was approximately 95% so it is likely (though not guaranteed) that I would be able to refund most if not all of what you paid, minus the Airbnb charges.

No smoking anywhere on the premises, indoors or outside. No parties or pets. I can only accommodate one or two adult guests. Both must be booked through Airbnb. If you are booking for yourself and another guest, you must provide me with the other person's name. The Pied-a-Terre is not suitable for children including infants and toddlers, so I must decline your request to book with a young child. I can, however, accept one parent and a teen. If you are driving, do not arrive between 2:45-3:15 pm on a weekday. The check-in time is 4 pm. Respect the check out time of 11 am so as not to inconvenience my housekeeper. If she has to wait for you, there will be an additional charge of $25 for each hour or any portion thereof. The neighborhood is quite safe; nevertheless; keep the gates locked at all times. The circular stairs, deck and steep hillside behind the house are off limits to guests. To take in the gorgeous ocean views, use the two public staircases nearby. Don't try to park in the red zones next to my driveway or remove the orange cones. Don't hang towels on the furniture. Use the drying rack outside on the covered patio for wet beach towels and clothing. The laundry room with a one load limit is reserved for guests staying five days or longer. You must schedule with me. It is not available Sunday or Tuesday. I don't accept requests for extended stays of more than three weeks. I'm happy to accept one night stays if they are contiguous to one of my other bookings or same day if I have availability. If you check yourself in (prearranged), you must return the key to the key box immediately. There is a guest key inside the Pied-a-Terre for your use. The will be an additional charge of $200 if you don't return the guest key. The host is not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The host is not responsible for the loss or damage of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
