Lower Level Private Apartment.

Our home "Burma Park on the Bench" located in Vineland, Ontario is surrounded by renowned wineries, including Vineland Estates Winery, Ridgepoint Wines, Tawse Winery and Megalomanic Winery. The Bruce trail is within walking distance and a short 4 minute drive will take you to scenic Ball's Falls. Only 35 minutes away from Niagara Falls and Niagara on the Lake. 'Burma Park" offers spectacular views of vibrant vineyards and the dense forest of the Bruce trail. Enjoy a day trip into Toronto - 1 hr 20 min. drive.

The private lower level house apartment can be accessed from the rear of our home through the outside key-less (digital key pad lock) door.

The apartment has 2 bedrooms, each with king size bed and en-suite bathroom. The first bedroom has large soaker tub and separate shower as well as sink and toilet. The second bedroom has shower, sink and toilet. Bathrooms are fully stocked with lush towels, soaps, shampoo, conditioner and sundries. The beds are made with fresh ironed linens and king-size pillows.

Full eat-in kitchen with microwave, coffee maker as well as full size fridge and stove. Kitchen is fully equipped with pots, pans, plates, glasses and utensils. Coffee, tea, bottled water, milk, cream, and plethora of snacks provided.

The sitting/living area has a couch, love-seat and 3 chairs to enjoy sitting and chatting about the day's events. TV with Netflix & Antenna (no cable) in sitting area and we also have wifi available to ensure you stay connected.

Shared Areas on the property include the raised deck with two distinct sitting areas and views of vineyards, large well lit pergola with firepit and lounge area, the cozy sitting area by fish pond. Outdoor seating areas are open May 24 to October 31.

The lower level self contained apartment is approximately 850 sq ft. We live on the main floor of our home so we are close by if needed but separated to ensure your privacy. We have exterior cameras to monitor the outside upper level doors of our home.

We will be available in person or by texting/telephone to answer any of your questions or provide recommendations for the surrounding area. New to our family is wee ffinty our Welsh Terrier. She does not have access to the apartment but you may see her when she goes on her daily walks. She won't say no to a good ear scratch or head pat. Welsh Terriers are a hypoallergenic breed - Huzzah!

No smoking/vaping inside. Not suitable for pets. No parties or events. Not suitable or safe for children (0-14 years). Check-in is after 4:00 PM Check-out is by 11:00 AM

Quiet hours are from 12:00 am to 6:30 am. Driveway has room for 2 guest vehicles. Only registered guests allowed on site.

The vacation rental can not be accessed by wheelchair. There are 4 stairs down to the lower level apartment, with slight step down into the apartment. There are 16 stairs up to the upper deck.

Parking is out front - in front of the two large garage windows. Guest parking signs are located in the garden below the windows. There is room for 2 guest vehicles.

What we supply
We supply quality bedding, towels, soaps, shampoo and conditioner and other sundries that will help your stay be more comfortable.
Gas Grill
Our property has numerous areas to sit and soak in the wonderful views of vineyards and the Bruce Trail. Large partially covered pergola is a great place to enjoy a glass or two of wine and on cooler nights a cozy fire. You will also have access to the upper deck with two seating areas - a fantastic spot to enjoy your meal, morning, noon or night. All areas are well lit enhancing safety and aesthetics at night.

Kitchen come stocked with basics such as spices, balsamic vinegar and oil. We supply milk, cream, water bottles, coffee (ground and whole beans), tea, and a plethora of snacks to make your stay a bit more comfortable. This kitchen is very well stocked with pots, utensils, and even has a burr coffee grinder and slow cooker as well as the propane BBQ right outside its entrance.

Guest will be provided with pass code for keyless door lock on arrival. We are typically on site to greet guests, provide a tour of the apartment and answer any questions that arise during your stay.

Payment Policy
Payment by E-transfer.
Refundable Damage Deposit
Refundable damage deposit of $350.00 will be refunded within 7 days after check out if no damage is reported.
Cancellation Policy
If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:

100% if cancelled minimum 14 days prior to the Check-in Date*
50% if cancelled minimum of 7 days prior to the Check-in Date*

• Cancellations must be made by 12:00 pm midday EST (Eastern Standard Time) on the appropriate day.
Vacation Short term rental agreement will be emailed at time of booking to be signed and returned to confirm booking.
House Rules

1. Smoking is allowed outside only. Please no butts on the ground – use provided ashtray.
2. Only people in the Guest party set forth above may be on the property.
3. Guests should not create excessive noise at a level that disturbs neighbors; quiet hours are from 11:30p.m. – 6:30 a.m.
4. The home is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.
5. Keep the property and all furnishings in good order
6. Only use appliances for their intended uses
7. Pets are NOT allowed.
8. Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Designated parking area is in front of garage windows marked by round reflector staked into garden below the windows. Vehicles are not to block access to road or garage doors.
9. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Place towels in hamper at end of stay. Do not strip beds at end of stay.
10. Garbage: Garbage may be left in guest apartment or placed beside garage doors at end of stay.
11. Septic: The guest apartment is on a septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $350.00.
