Why our rates are a little higher than other Airbnb's?
1. We decided to average the cleaning fee and rolled it into our room rate, like hotels and motels do.
2. Our extensive experience as SuperHosts and our reviews speak to likelihood of you having a great stay with us and having a great space to base your travels and fun from.

The Zen Room has one window and is slightly smaller than the other room (Serenity). It has a queen size bed (Beautyrest), dresser, small table, and chair.
-Our water comes from the Bull Run Reservoir on Mount Hood, so the tap water is tasty. We provide glasses, so you do not have to bring your own water.
-Perks: Chocolate in each room, Robes in the closet
-All 4 bedrooms (including ours with our own full bath) and our 2 Airbnb rooms are on the 2nd floor of the house, on the same floor. There is a half bath on the main floor off the kitchen.
-There are 16 steps from main house up to the second floor.
-There is either a fan or sound machine if you need or want in each room.
-Fred and I testified before city council in 2014 when the city was making its permitting rules for Airbnb, so our Airbnb rooms are legally permitted through the City of Portland and we pay the appropriate lodging taxes and city fees to operate through Airbnb in the City of Portland, Oregon.
-If you need anything at all we likely will have it. We value communication and our guests having a great stay, so if you need something to help that goal, and if it is within our control we will accomodate.
-Our home is our home, where we work/live/play/host guests from around the world. We are clean, tidy, but not over the top fancy or a cookie cutter type of listing that is common in 2018.
-Perk: BREAKFAST! Not common anymore in Airbnb's. We offer you the freedom of a self-serve continental breakfast on your own schedule: yummy granola, cereal, instant oatmeal, toast, yogurt, fruit, tea, and coffee.
-There is a shelf in the fridge for your perishable groceries and in the cupboard.
-We invite you to make yourself at home, finding lights, make your own coffee/tea, borrowing a robe, and cleaning up in the kitchen after yourself. All the things you would like guests to do in your own home.
-Perk: One load of laundry is included in your fee.
-There is also an iron and ironing board available for you to use.
-There is WiFi for using to watch your own videos on your laptop, ipad, etcetera.
-Perk: Traveling with a bicycle? You can store it in our basement.
What makes our listing unique: Our home was built in 1910 by George Slater, and is registered as a Historic Four square Craftsman home. We are a half block from one rose garden and two blocks from Ladd’s circle, a landscaped park in the middle of Ladd’s Addition.
We are near Hawthorne boulevard, 11th avenue, and Division. Nearby there are bars, restaurants, movie theaters: Teote, Lucky Lab, Cinemagic, People’s Food Cooperative, New Seasons, Lardo’s, Juniors, Cartopia Food Cart Pod, and more breweries than I can list.

+We expect you will be out exploring Portland, seeing family, attending training's or workshops during your stay. We have an active home with Fred's band practice, house events, friends, family and grandchildren. Fred works a more than fulltime job. Kym writes, coaches and consults from home as well.
- ONLY guests included in your reservation are able to be in or on our property, unless you make special arrangements with us in advance.
-Just so you know:The dining room is my project room, so it is not 100% tidy.
- PERK:Kitchen use- You can reheat leftovers, make soup or sandwiches or simple meals once we coordinate the use of the kitchen. We cook a lot. We are not vegetarian.
-You can use the breakfast nook, front porch/back porch, or livingroom; no need to feel confined to your room.

We look forward to hosting you and chatting as both our schedules permit. If you want solitude and little or no interaction that is just fine; AND do let us know how we can make your stay more pleasurable.
***Please note that we keep all communication through Airbnb. It is best if you have a smart phone (iphone or android) and know how to write text messages, as this will get you a response if you have a question or concern.

Fred works outside the home and I have the Airbnb, Host Coaching, Reiki and grand-kids that keep me very busy.
During the summer and fall months we are often gone on the weekends, but we will make arrangements with you with a Professional Co-Host to greet and orient you; and we will be available by text.

-Ladd's Addition is built on Paris, France & Washington DC unique urban planning model. -There are four rose gardens that are gorgeous in spring through early fall. We have alleys that are unique to Portland.
-The tall Birch and Maple trees create a glowing canopy of leaves in Spring through Fall. -The streets are diagonals and it is easy to get lost. But once you learn that Ladd's Circle (literally) is a navigation point, then you will start finding your way.
-Some refer to Ladd's Addition as the Bermuda Triangle of Portland.
-Palio's in Ladd's Circle is the finest coffeehouse in Portland, to hang out, talk, study, or work.
We have lots of small shops for yoga, bikes, retro furniture, bakeries, distilleries, breweries and more between the two neighborhoods.

-You can avoid renting a car to get around Portland as we have quick access to various forms of public transportation and Clever Cycles is a few blocks away to rent bikes.
-If you are driving a car or motorcycle know that our home is in a unique area and the streets are on angles, so it is best to use your GPS to get here.
-Parking is only on one side of the street, so you may have to turn around to park facing the correct way. We have a parking space (usually) in front of our home if you are driving.
-Public transportation takes an hour from the airport. Grab the Max train (red line) at the airport to Lloyd Center NE 11th Ave. Walk to NE Holladay & 11th and catch the #70 bus (toward Milwaukie). Get off at SE 11th & Clay (8 stops). Walk 5 min to 1920 SE Mulberry Ave. Or you could grab an Uber which takes 20-25 min.

From the airport you can take a taxi (radio-cab) tell them to go I-84 West and take the Lloyd Center Exit. Then they should know how to get to our home from Lloyd Center.

-Just so you know... Before you Instant Book, please read through this listing thoroughly. We have a Strict Cancellation Policy, so please make sure you know that this is where you want to stay... but there is a FREE 48 hour window of booking to cancel without penalty!
-Price says 'From'. Some months are more money and some months are less money.
-Please do not ask to book for someone else, that is a third party reservation which is not allowed through Airbnb.
-Ask your employer for their payment information if this is business related and I can work with Airbnb for this to work.
-We are excited to host you; share our home with you; provide tips about our city (as you wish); and enjoy meeting people and building relationships.
-If you are new to Airbnb, in your profile and in your reservation, please include: A CURRENT, non-blurry picture of yourself. We like to know who we are welcoming into our home.
-After you are ACCEPTED via an Inquiry or if you Instant Book we want to know three things: 1. When will you be arriving? 2. Will you have a car? There is on-street parking, usually in front of our house: no fee. 3. Will the 5pm check in work for your schedule?
-We have a GUIDEBOOK on Airbnb at our listing for some of our favorite restaurants, bars, and things to do. It would be helpful if you printed it out, but you can always ask us for ideas or recommendations.

We have been hosting for more than 6 years with Airbnb and are SuperHosts with over 600 - star reviews between our two rooms. We love hosting guests from different countries, doing interesting work, and learning about the world beyond Portland. We have made several friends and have a variety of former guests to stay with when we travel around the world.

Fred and I are happily married and together for a decade.
I have 4 adult children and 7 grandchildren; and Fred has one son in college.

In my past I was a former Medical Assistant/Receptionist for Oregon Health Sciences University (15 years at Richmond Family Medicine), Home birth Midwife, Starbucks barista, childbirth educator, and ceremonial drummer.
Now I help New and Airbnb Hosts become Successful. I am a Reiki Master, SoulCollage Facilitator, Laughter Yoga Leader, and Professionally trained Life Coach.

Fred's passion and work is Energy Conservation, gardening, and has a Jazz band called Ladd's Condition: he plays flute/Tenor Saxophone.

Both Fred and I have lived in Portland over 35 years plus and we have watched the growth, transitions, and changes in Portland. We still Love, Respect, and feel safe in our city.

We enjoy Jazz, Blues, Bluegrass, and ethnic music. My favorite wines are Pinot Gris and Sauvignon Blanc ; Fred's are Syrah and Pinot Noir.

Our favorite places near or in Portland are: Mt. Tabor Park, Sauvie's Island, Forest Park, and the Portland Saturday Market.

We love to wine taste at small hard to get to wineries, camp, kayak, bike, explore local gardens, and Gluten-Free restaurants and breweries.

We also enjoy staying home barbecuing on the back porch, watching the birds, drinking wine, and marveling in the beauty that surrounds us.
We love Bend, Ashland, and Breitenbush Hot springs all in Oregon.

Fred and I practice Non-Violent Communication imperfectly and we are always doing or learning something new for fun and to keep the brain engaged.

The House Rules are about consideration and respect. The House Rules are about consideration and respect for all guests and for us, your hosts. Please read all of this, as there is a question you must answer, and send to us in order for us to accept your reservation and also for an Instant Book Reservation. Quiet hours: 10pm-to 630am during the weekdays for our business guests and us. If you need a shower before bed, this needs to happen by 11pm. Please limit showers to 10-15 minutes. If you come in after 10pm we ask you to remove your shoes before coming up the stairs. The stairs are old and carry sound. If you arrive after 10 pm during the week we may be in bed and will greet you in the morning. A light will be on in your room and a card on your door with your name to guide you. ;) Only you and your guest who are on the reservation are able to enjoy to be in the house, unless you ask us to make special arrangements (friend, kids, grandkids). We are allergic to animals, so they are not allowed. Smoking anywhere, of any type is not allowed in, on, or near our property; even sidewalks or the alley. This includes e-cigarettes or vaping; cigars, clove cigarettes or medical marijuana. We enjoy organic food, but are NOT vegan or vegetarian. Kitchen use: If you want to reheat leftovers, make soup or sandwiches or simple meals we can coordinate the use of the kitchen. Check in is at 5pm and check out at 11am.
